Vacant Home Staging in Atlanta Before & After Pictures

One of my most favorite staging projects is a home I staged in Dunwoody, Georgia.  The family was preparing to move to Colorado due to a job transfer.  They had called in several stagers to provide quotes for staging their soon-to-be vacant home.  With each room I entered, I kept envisioning the specific pieces I would bring in.  

Fortunately, my company was selected as the home stager of choice for this home.  And fortunately for the seller, it was an excellent decision as the home SOLD!

Out-Staging The Competition

There's a fallacy that exists that home staging is as easy as placing furniture and accessories in the home.  The truth of the matter is that it takes proper planning and use of the right items for a successful stage.

Having staged homes in Atlanta Georgia for a number of  years and with hundreds of homes under my belt, I know first-hand how important it is to ensure the right questions are asked and subsequently that the appropriate plan is implemented.  

And while many may call themselves a stager, it's important to ask and see the following:

1)  Are they insured?  This is an extremely important question and perhaps is the very first question you should ask before you even schedule an appointment.
2)  Review their portfolio.  Are you impressed with what is being shared?  Does the home look over-done? under-done?  Use of the right furniture and accessories is an important element in staging.  Review the portfolio carefully.
3) Ask for references.  Again, there should be no hesitancy on the part of the stager to quickly provide a number of names and phone numbers of the clients they've staged for.
4) Review their web site.  A true professional stager will have several before and after pictures of the homes they've staged and should have a number of testimonials.  

The objective of the home stager isn't to simply add another "staged home" to their belt.  The true objective should in fact mirror yours and that is to help sell the home more quickly!

As a home stager in Atlanta, Georgia, I'm often asked to assist homeowners with making their vacant home more appealing to the prospective buyers that will be visiting the home. Having staged hundreds of homes throughout the Atlanta area, I began this project like I do with all the others:

  • Step 1 is to understand the demographics of the buyer.  Will they be first-time buyers, or seniors heading into their retirement years?  It's an important question that helps define the design element that will be used in the home.  
  • Step 2 is to understand the price point of the home.  For example, if I'm staging a home priced at $99,000 versus a $3M home, the accessories used would be different.

Here's an example of a recent project that I did for a builder.  The first set of three pictures will take you through the process of what the vacant home staging looks like.




Here's what the room looked like on my first visit.  As you can see, the room is rather plain.  

The likelihood of the home "appealing to a prospective buyer" ranks low in comparison to the finished project.









An easy solution to add warmth to any room is to add color.  It was on my first visit that I had recommended a warm brown on two of the walls.  Here's what the room looked like on my 2nd visit:





As you can see, there's a big difference in the room.  The dark brown color actually helps add depth to the room.  A good point to remember is that the smaller the room, the darker the color as it will help visually expand your space.







Now for the physical staging.  While the painting did lend itself to a far more appealing look, the objective of home staging is to have the prospective buyers envision living in the home.

Tips for Choosing the Right Home Stager

With home staging growing in popularity, it's becoming more difficult for homeowners and agents to know exactly what to look for.

The following are a few tips to help homeowners and agents alike in making the selection:
  • Do they have a portfolio? An experienced home stager will have ample examples of the homes they've staged. Ensure you review the portfolio and pay particular attention to whether or not the right scale items are being used as well as the right amount of accessories.
  • Do they have a web site? Let's face it, having a web site takes an investment on the business owner. A professional stager will not only have a web site, but... they'll have "before" and "after" pictures showcasing the homes they've staged.
  • Experienced? Yes; it matters. An experienced home stager will be able to draw from the previous homes they've staged to know what works effectively and what should be avoided.

Creating Warmth Thru Home Staging

When asked why home staging is so effective, it's easy to point to example after example of just how adding color through art, accessories, bedding, etc... can create the warmth.

The Little Green House That SOLD Thru Home Staging



Despite the fact that I never met the owner, although we both live in Atlanta, I was given the distinct pleasure of helping to set her home apart from the others on the market through home staging.

Evidently, our web site, with our extensive portfolio sold her on our skill set. I'm glad. With arrangements left to gain access in the home, and the contract taken care of via email and fax, we were left to do what we do best - Stage A Home.

A mere six weeks later (yes, in this market condition), the home SOLD.
